They leveraged relationships:
Many of Fund X's investors were investors in the last few funds. Fund IX wasn't great, but Fund VIII was incredible. When you've made people money for decades, they'll often forgive a challenging vintage.

They showed instead of told:
Rather than promising future returns, they demonstrated live deal flow and current portfolio performance during the fundraise. They also focused on the future: demographic growth in senior housing.

AEW convinced LPs that Fund IX was an outlier caused by unprecedented market conditions, not poor judgment.
