1. Your first $100K in real estate is personality, preparation, and technical chops. Your first $1M is about acumen.
2. Job hopping works early in your career for exposure, but senior roles are typically grown from within. Big payoffs often come with long horizons.
3. The leap from analyst to VP is about judgment, not just number-crunching.
4. Don't major in minors. Focus on revenue generation, not just sophisticated analysis.
5. Comp over $1M means you’re either closing big deals or raising big capital.
6. Acquisitions roles look more lucrative, but they're also much less stable. Value has been on the buy over the last 15 years but may have a lot to do with operational expertise going forward.
7. Negotiation skills aren't just for deals; they're for your compensation too. Invest in your skills, know your real value (what it is, not necessarily what you want it to be), and practice.
